Choosing where to live in Puerto Rico starts with one question for most of our clients: how safe is the neighborhood? To answer it with data instead of anecdotes, we reviewed the official Puerto Rico Police Bureau Criminal Incidents Map. Important caveat: higher population density correlates with more reported incidents.
Beyond the incident map, we focused on four features that matter most: controlled access, privacy, and security infrastructure.

FAQ
Frequently Asked Questions
What buyers ask us most about safety in Puerto Rico.
What is the safest area to live in Puerto Rico?
There is no single answer. Crime in Puerto Rico is highly localized, so the specific community matters more than the town. Buyers who prioritize security often favor gated communities with controlled access and private security. We recommend checking any address on the Puerto Rico Police incident map before you buy.
Where can I find official crime data for Puerto Rico?
The Puerto Rico Police Bureau publishes an interactive criminal incident map at incidenciacriminal.policia.pr.gov, and the Puerto Rico Institute of Statistics publishes Type I crime statistics by municipality.
Is San Juan safe for families?
Many families live comfortably in San Juan neighborhoods such as Condado, Ocean Park, and Miramar, as well as in nearby Guaynabo. As in any city, conditions vary block by block, so review the incident map and visit at different times of day.
Which gated communities are closest to the San Juan airport?
Vistamar Marina and Hacienda Real in Carolina are the closest, at roughly 10 and 15 minutes respectively, and offer great property options in the $550K–$1.8M range. Garden Hills and Torrimar in Guaynabo are roughly 20 to 30 minutes from Luis Muñoz Marín International Airport (SJU). Bahía Beach and Coco Beach in Río Grande, and Dorado's gated communities, are typically 25 to 45 minutes away depending on traffic.
