Four Seasons and Paulson Puerto Rico assumed management of the 483-acre Bahía Beach community on November 20, 2025, replacing the St. Regis flag that had operated the property since 2010. The rebrand followed a reported $40 million renovation covering interiors, the arrival sequence, and a reconfiguration of the pool decks to open sightlines to the Atlantic.
The residential program came out of the transition with 139 refurbished guest rooms and suites plus 85 branded private residences, with additional existing units expected to join the residential portfolio as they convert to the Four Seasons service model. The Meyer Davis-designed residences run from two-bedroom condos to four-bedroom beachfront villas.
The important layer is what sits behind those numbers. Ownership at Bahía is not a single product. It is at least four:

Marriott's loyalty program does not follow the property. Four Seasons operates without a traditional points program, which changes the personal-use economics of a second home in a way that portal comps do not capture.
For a family that visits eight to twelve times a year, and hosts extended family for another two or three trips, the loss of a points overlay against dining, spa, and cabana spend is not decorative. It should be modeled against the new Four Seasons owner benefit package before an offer is written on any residence that was purchased under the St. Regis-era pitch.
The rental program is not one program
The most common misread among out-of-state buyers is treating "the rental program" as a single option that comes with the address. It is not. Four Seasons separately markets villa and residence rentals across Ocean Drive residences, penthouses, Casa Estancias, Villa Santuario, and Villa Caribe. The move from Las Ventanas at the lower end of the resale ladder to Ocean Drive at the branded-condo tier is not linear. It is three separate purchases stacked on top of each other.
At Las Verandas and Las Ventanas, a buyer is purchasing a home inside the gate with access to the amenity plane, at prices that read closer to a large Dorado or Palmas condo. The service ecosystem is the community's, not the hotel's.
At Ocean Drive, a buyer is purchasing a home that was designed to be serviced by the hotel, on beachfront land that will not be replicated inside the sanctuary boundary. The premium over Las Verandas reflects both the frontage and the branded service overlay. Whether that overlay is worth the delta depends on how much of it a specific owner will actually use.
At Atlantic Drive, a buyer is purchasing land as much as a home. Homesites run from roughly half an acre for golf and lake positions up to close to two acres beachfront. Founder's Membership benefits reference the top of the community's amenity structure. The comparable universe for a buyer at this tier is not Las Ventanas. It is Dorado Beach East, private estate lots at Palmas, and off-island competition in Turks and Caicos and the Bahamas.
A branded-residence rebrand tends to compress the resale bid-ask spread in the short term. Sellers price to the new flag. Buyers underwrite to the old operating history. The gap closes as closed comparables under the new brand accumulate, usually over four to eight quarters.
How Bahía now stacks up against Dorado Beach
For buyers evaluating Puerto Rico's two top-tier resort communities, the rebrand sharpens a distinction that used to be softer.
Dorado Beach sits on roughly 1,400 acres, is anchored by Ritz-Carlton Reserve, and offers a denser residential program with multiple neighborhoods, four golf courses across the broader Dorado development, and a mature resale market. It is closer to San Juan by about twenty minutes.
Bahía Beach sits on 483 acres, with more than 60 percent designated as protected sanctuary land. It holds the only Gold Audubon International Signature Sanctuary certification in the Caribbean. The build-out cap is meaningfully lower than Dorado's. That is the scarcity argument, and the Four Seasons flag intensifies it because the branded inventory is capped at 85 residences plus the residual additions from the conversion.
Neither community is objectively better. They select for different buyers. Dorado rewards the buyer who wants breadth of programming, deeper resale liquidity, and shorter airport transfer. Bahía rewards the buyer who wants a smaller footprint, a nature-first setting adjacent to El Yunque National Forest and the Reserva Natural Río Espíritu Santo, and a branded-residence supply that structurally cannot expand much further.
Due diligence that catches the rebrand friction
For any Bahía Beach purchase in 2026, five items belong on the checklist before the deposit is non-refundable:
- Confirm the exact ownership type of the specific unit. Hotel-branded inventory, privately owned branded residence, and privately owned non-branded residence carry different service, fee, and transfer profiles.
- Request the current residence services brochure and the current rental program terms. Dated after November 20, 2025. Anything older describes a program that no longer exists.
- Model personal-use economics without Marriott Bonvoy. If the seller's pro forma assumed points earn or redemption, rebuild it under the Four Seasons owner benefit package.
- Get the HOA budget, reserve study, and fee escalation history for the specific building or enclave. Reserve strength is the single largest driver of resale ability in a branded resort community.
- Order a full title search with attention to conservation easements. The sanctuary designation affects setbacks, building envelope, and future improvement rights on estate lots in ways a standard commitment may not flag.
